TRIPLE SHOME AND LAND

Room to grow

Find a place to call yours.

Start with land in the area you love. Then look at what it will take to make that property ready for your home.

Search land by county.

These links open current land and lot searches on Zillow in a new tab. Adjust the budget, acreage and map to fit what you need.

Third-party listings are not Triple S inventory or pre-approved homesites. Prices and availability are controlled by the listing source. Confirm details with the listing agent or seller.

Before you buy the lot.

Can your home go there?

Ask the local planning or zoning office about manufactured homes, permits and setbacks. Review recorded deed restrictions and any neighborhood rules. A listing saying “unrestricted” is a starting point to verify.

Utilities & septic

Check water and electric availability, connection costs and distances. If sewer is unavailable, confirm septic suitability and required approvals before committing to the land.

Access & the homesite

Delivery needs room for the home and equipment. Driveway width, turns, grades, trees, overhead lines and ground conditions matter. Ask about grading, drainage and the proposed foundation.

The whole project budget

Allow for the land, home, delivery, taxes, setup, utilities, septic, driveway and closing costs. A cheaper lot may need more work. Ask for a site review and a written project quote.

Already own land?

Send the location, a few photos and any survey or utility information you have. We can discuss the next steps and what needs to be evaluated. If you are buying, send the listing link before you commit.
