Financing, explained
Different paths. One place to start.
Your financing route depends on the home, the land and your situation. Learn the basic differences, then ask a lender what fits your project.
Home-only financing
Often called a chattel loan, this finances the home as personal property rather than a home-and-land mortgage. It may fit buyers who already have a place for the home. Compare rates, fees, term and down payment with other available routes.
Conventional home & land
A real-property mortgage may finance an eligible manufactured home and land together. Title, permanent foundation, appraisal and the home itself must meet the lender’s program requirements.
FHA options
FHA-insured loans may be an option for eligible manufactured-home buyers. Real-property loans and Title I home or home-and-lot loans have different rules. Ask your lender which program they offer and how the home, land and foundation must qualify.
VA financing
Eligible veterans, service members and some surviving spouses may use VA benefits for a qualifying manufactured-home purchase. Availability depends on a participating lender and the home and property meeting requirements.
USDA financing
USDA programs may support qualifying manufactured homes in eligible rural areas. Income, location, lender and property rules apply. Ask about a single-close construction route for a new home-and-land project.
Construction to permanent
This can bring the land, home and eligible project work into a construction loan that becomes permanent financing. Single-close programs use one closing; some projects use separate land and construction or permanent loans.
Compare more than the payment.
Ask about the interest rate, APR, down payment, loan term, fees, mortgage insurance if applicable and total cash needed at closing. Also ask which site-work costs can be included.
Pre-qualification gives you a starting budget. It is not final approval. The lender still needs to verify your finances and approve the home, property and project.
