Your first step
Get ready to talk financing.
Start with your goals and a realistic project budget. We can help connect you with lenders for a home-only purchase or a home-and-land project.
Start with a conversation.
Tell Trina the homes you like, the area you want, whether you have land and what monthly payment or total budget feels comfortable. We’ll discuss next steps and lender contacts for your situation.
What to have ready for your lender.
Income & employment
Recent pay stubs and employment details. Your lender may request W-2s, tax returns or additional self-employment documentation.
Funds & existing debts
Bank statements, information about loans and credit cards, and the source of down-payment funds. Your lender will tell you the required documents and time periods.
Home & property
Your preferred model, quoted options, land address or listing, and any ownership or survey information. Site-work estimates help define the full project cost.
Program-specific details
A lender may need other documents for your loan program, such as a VA Certificate of Eligibility. Ask for a checklist tailored to your application.
Send financial documents only through your lender’s secure application process. Do not text account numbers, Social Security numbers or tax returns to the showroom.
Questions worth asking.
- Is this home-only financing or a home-and-land mortgage?
- How much cash would I need for down payment, fees and closing?
- Can delivery, foundation, septic and utility work be financed?
- What rate, APR, loan term and monthly costs should I compare?
- What has to happen between pre-qualification and final approval?
Financing is provided by third-party lenders. Programs, approval, rates, down payments and property requirements vary. Triple S is a home retailer and can help connect you with lenders; your lender determines eligibility and loan terms.
